Well, Shenmue engine already used some nifty tricks to get the big levels working, especially big central street of the main level - it used billboards (planes with textures, texture was pre-rendered part of the level, as seen from the players perspective), and when player went close enough to this billboard mock up, it unloaded the part of the level you were about to leave and loaded the part of level you were about to enter in the memory.
Modern games use this technique a lot too - I've seen ton of this stuff in Mass Effect series.
